How much do I need to invest?

It depends on location: €800,000 in prime zones (Attica, Thessaloniki, Mykonos, Santorini, and islands over 3,100 residents), €400,000 in most other regions, or €250,000 for the restoration of a heritage building or conversion of a commercial property into residential use.

Do I need to live in Greece to keep the permit?

No — there's no minimum stay requirement to maintain the Golden Visa itself. You do become a Greek tax resident if you spend more than 183 days a year in the country.

Can my family be included?

Generally yes — a spouse and dependent family members can typically be included on the same application. The specifics depend on your family situation and are confirmed during the assessment.

Can I rent out the property?

Rental rules — especially for short-term or holiday rentals — have tightened in recent years and can carry real penalties if a property is used outside the permitted terms. This is confirmed case-by-case before you buy, not assumed after the fact.

Does the Golden Visa lead to citizenship?

Not automatically. After 7 years of legal residency, you may apply for citizenship through a separate naturalization process, which includes a Greek-language requirement.
